A new era in strata roof protection
Most strata buildings manage their roofs when something goes wrong with an "out of sight, out of mind" approach - We exist to change that.
Strata Roof Management (SRM) is a proactive independent roof management assessment service that protects your building,
your people, your levies and sinking fund.
We work with:
-
To deliver a safer, more predictable, more financially stable strata future.
With SRM, our committees put themselves in a position to achieve the best possible insurance terms for your scheme.
You’ll know more about your roof’s safety and health than ever before.
The SRM difference
Most inspectors look at your roof. We look after it.
Many roofing companies aim to sell repairs and maintenance services by one off inspections they conduct themselves . We are proud to be 100% independent and unbiased. We exist to offer honest assessments and if required on-going support with our guardianship program. We don’t conduct repairs - so you can trust that SRM will never push for costly or unnecessary work.

Frequently asked questions:
Q: What is the cost?
A: We recommend an SRM full roof assessment and report first. The cost will depend on the number and size of roofs at your building.
If required, we can then put forward a Guardianship Program tailored for your roof.
Q: Does SRM get paid any commissions from Body Corporate Management Companies, Insurance Companies/Brokers, Builders/Repairers?
A: No, SRM is totally independent and does not receive any commissions from any other source. We pass any discounts or benefits directly to you our clients.
Q: Can I use an SRM inspection report to negotiate a lower premium on our Strata insurance?
A: Absolutely, SRM will provide comprehensive documentation on your roofs health status to present to your Body corp insurer.
Insurers strongly favour buildings with documented roof assessments, clean maintenance records and proactive compliance management. Many brokers now recommend annual roof reporting because it reduces claim disputes, speeds up approvals and supports better underwriting outcomes.

WHAT PEOPLE SAY

Greg,
Chairman.
"Our roof was out of sight, out of mind until we got a huge leak and an even bigger bill. We will now talk with SRM about starting a roof guardianship plan to ensure this doesn't happen again."

Anna,
Apartment Owner.
"The sale of a top floor apartment fell over because of roof issues. Later I discovered the body corporate had not conducted any roof inspections in 15 years since it was built!, Repairs were put back due to non-compliant safety , very frustrating"

Ray
committee member.
"I can't believe what we spend on painting! yet we didn't spend a dollar on the roof. Our sinking fund priorities have since changed after some costly roof repairs. We won't be leaving our roof to chance again."
